Over time lead flashing can become brittle and crack, the problem often lies with the original installation. Installers used to roll out and install a full six-metre roll into the brick coarse or under the cladding.

This wouldn’t allow for any movement due to expansion and contraction, causing it to split over long periods. Large cracks in the lead are often a cause for severe leaks. They really need to be attended to.

Again this can be a larger problem than anticipated. Firstly lead is very expensive, around $400 per six metre roll, just to supply the material.

The labour aspect can also be very expensive. If the lead is chased into the brickwork it can be a difficult job to even get it out. Often a grinder is required to cut away the mortar between the brick coarse holding the lead in place.

If the flashing is laid under a timber gable or worse still wall cladding, removing this can be somewhat difficult as well.

Often the cladding is laid over the top of each other and you simply can’t just pull the bottom piece off, it’s a knock affect where you would either need to remove it all or risk breaking the bottom piece.

All in all there is no easy solution when it comes to lead replacement. There has been a great advancement in technology over the last 10 years, a product called wakaflex.

It is a lead free product that is very malleable and has a strong adhesive backing. Allowing you to adhere the new flashing over the existing one, to alleviate the need to cut into the brickwork or replace timber cladding. Keeping the installation labour down to a minimum.

Roofline have been using wakaflex for all their flashing based roof repairs or during roof restoration for close to 10 years now.

Approved and tested by the CSIRO it has stood the test of time. It provides our Sydney based customers with a more cost effective solution instead of renewing with lead. Call Roofline today.
